A welcoming spacious entrance immediately sets the tone for the rest of the house. The beautiful ceiling with old beams and bricks combines perfectly with the warm wooden floor and plain white walls. The light color of the beams is a very nice modern touch in this old home and continues throughout, adding some serious style to it. To the left the 45 sqm living features high ceilings and large windows allowing ample natural light to flow in. The fireplace is fully functional and the pellet stove a convenient heatsource in addition to the radiators. Two arches next to the living give access to the kitchen. A full bathroom and small cellar with arched ceiling are located to the side and back of the kitchen.
The first floor is made up of the master bedroom with a spacious walk-in closet and a large bathroom with bath. The landing gives access to a wonderful balcony from which one can enjoy the wide open view and keep an eye on the garden. The second floor harbours two more bedrooms and a second bathroom with shower. The third floor is all open space with an full width window facing the view and a skylight.
A lovely little old tower is located on the corner opposite of the house. The building consists of three separate floors. The top floor on street level harbours a garage and woodshed, the center level a workshop (20 sqm) and terrace and the bottom level a summer kitchen and bathroom. The tower needs some renovation work and its destination can be changed into habitable space, creating the very interesting option of separate guest/rental quarters.
Part of this property is a fantastic gently sloping garden of 1500 square meters wrapped around the foot of the tower. A rarity with any village house and for sure a great asset. There are no less than four separate access gates, all leading down to the picture perfect terrace with BBQ area, just outside the super convenient kitchen. Below the terrace starts the garden which features a marvelous lawn with a well. From there wooden staircases lead down to again another level with various fruit and olive trees.
The immediate area of the village consists of wide open views, rolling hills and winding roads. Tranquility rules and life moves a at a seemingly slow pace. Marsciano however can be reached in only 7 minutes (4,8 km) and offers all amenities for daily life. Perugia, a bustling university city is a mere 20 km away and offers additional services and especially shops. Many interesting towns are within easy reach. Deruta is well known for its ceramic, Assisi of course as place of pilgrimage and the vineyards of Bevagna and Montefalco are certainly worth more than one visit. Lago trasimeno is nearby as well and especially great in the summertime. Passignano and Civitella del Lago are cute hamlets with plenty of summer lakeside entertainment. Perugia offers the nearest international airport, followed by Rome and Siena.
