Main building

The roots of this property date back to the year 1650 and it was fully renovated in the 90’s. The main house is a typical Umbrian style former farmhouse. Built in stone in a traditional rectangular shape, with a sturdy and solid character. A delightful feature is the very bright conservatory facing the garden and orchard. This cottage harbours a living with fireplace, ceiling with ancient recuperated beams and staircase to a walkway decorated with faux bookcases. A bedroom, bathroom with shower, spacious walk-in closet and kitchen make up for the remaining surface. The large inside/outside heated dog kennel is a nice bonus and can be reached both from the kitchen as from the outside. If desired it can be turned into additional living space.
Around the back a build-in outdoor kitchen with grill is a perfect summer solution.

A second outbuilding could be another guest or caretakers house. Built in stone and brick is blends in perfectly with the other parts of the property. It features a living with quaint kitchen cupboard, a loft and bathroom.

There are several additional spaces like the good size garage, a large barn with separate boiler room, workshop and water storage tank, and a sturdy roof over the terrace next to the pool. Most roofs are equipped with solar panels which generate more than double the annual use of the property. The superfluous electricity is sold back to the grid.

The land

Two separate gates gives access to the property. The main gate is centrally located and opens to a short driveway which leads up to the main house, the guest house and double carport. The driveway from the secondary gate is lined with tall cypress trees and provides access to the caretakers house, garage and apartment in the main building.

The meticulously kept garden offers many mature trees, perfects lawn and is both well designed. There is an orchard, plenty of flower beds, and a perfect pool (10 x 6x 1.4) with sun deck and electric cover. A little wooden house works as a perfect dressing room and storage space for the pool area. The vegetable garden ensure a steady zero km produce. The green house add another nice touch and keeps the lemons safe in winter time. Various terraces offer space to relax and unwind. This property is definitely perfect for receiving guests and entertaining!

In total there are three wells, one of which is more than anything else ornamental. The other two wells provide water for the entire property, the buildings as well as garden irrigation system and pool.


This delightful and inviting country home is situated at walking distance of the nearest bar, restaurant and a small grocery shop. Todi dates back to Etruscan times and offers many cultural treasures as well as a variety of good restaurants. The town has a strategic location between Rome and Tuscany, in the heart of Umbria. Many winding roads offer stunning views and tranquility and nature can be enjoyed everywhere.

Interesting cities like Orvieto, Perugia, Assisi, Montefalco, Bevagna, Spoleto and Amelia and historical sites like Carsulae are within easy reach. The nearest international airport is Perugia, followed by Rome.
