Having an old home without all the challenges of such an house seems to good to be true. But in this case it could all work out just like that! Where once an old farmhouse was standing the current owner demolished it completely and then rebuild the house exactly according to the old floorplan. It needs to be finished internally which can de done according to the taste and wishes of the buyer. It has all the potential of a charming home combined with all kinds of modern comfort. An in addition to that there are more great advantages:
The house was built in 2005 and left in “stato grezzo” or builders finish so everything from floors to bathroom fixtures and kitchen can all be fully personalized. The anti seismic characteristics of the house are of excellent quality. Though 15 years have passed there is not a single crack no matter how small visible anywhere. The structural part to add a covered porch at the east or back side of the house had been predisposed. The air chamber below the ground floor protects the house from humidity.
The current plans feature the former stables and storage spaces on the ground floor. Here the walls still need to be plastered while the ceiling show their traditional nature with bricks and wooden beams. At present there is no internal staircase, the traditional external one lead up to the first floor which harbours a spacious and bright living as well as 4 bedrooms, two with en-suite bathrooms and two that share a bathroom. From the center space an arch opens up to the staircase to the tower part which harbours another two rooms and a bathroom. The first and second floor are predisposed for floor heating while the ground floor has not reached this level of finishes yet.
The owner has spend time to gather all the right materials which is really nice as they add character to the house. Ingenious old grates, recuperated bricks, aged beams, all add a warm and interesting touch.
The main list of items to do is made up of electric and plumbing systems, floors, bathroom, kitchens, doors and windows and internal staircase. Outside a terrace, garden, pool and entrance gate could turn the whole into a lovely property. Electricity is present, water mains will have to be brought in. The house is situated in the center of a plot of approximately 2.400m. Around the property are vineyards and arable fields worked by local farmers. The land is conveniently level and all fenced. Apart from some mature trees the land need to be wiped clean as mother nature has been trying to take over and a lot of the greenery has turned wild.
Todi is an ancient hilltop town dating back to the Etruscan era. The location between Rome and Tuscany has made it into a much requested and appreciated little pearl. The scenery is without a doubt among the most pristine and beautiful in Umbria. Winding roads, stunning views, unspoilt nature are the keywords. Add to that medieval buildings, ancient hamlets, stone, art, culture and amenities and the picture is complete. From Todi many nice places are within easy reach. Orvieto, the vineyards and towns of Montefalco and Bevagna, Perugia, Assisi, form only the beginning of a long list! The nearest international airport is located near perugia.
