As the property is fully immersed in nature the atmosphere is one of peace and tranquility. Thanks to the dominant position stunning open views can be enjoyed from anywhere. Luxury here is defined by the unique vibe of the home and the grounds, their embrace echo’s the family life this house is just perfect for. A unique and warm character is created by original old cotto floors, wooden ceiling beams and other architectural and aesthetic features throughout the house.
Built over time it has all the characteristics of what we here call ‘architettura spontanea da contadino’. The spontaneous architecture of the farmers. Everytime a farm and or the family would expand a piece would be added on to the existing building. This lead obviously to quirky buildings with steps, twists and turns, often divided into several separate homes. Looking at the house we can still easily distinguish the various extensions that even today harbour mostly connected but separate portions. The best feature however is that all spaces quite large, no cramped rooms!
A large part has been remodeled into a very comfy home with on the ground floor a open living/kitchen area pantry, office space and bathroom. The first floor harbours a double sitting room, two large bedrooms and a bathroom with bath and shower. It still features the traditional and characteristic external staircase. The heavy beams of the roof construction are quite impressive. Both on the side and back of the house are terraces, open, with pergola and covered to enjoy the outdoors.
Another front door gives access to an apartment with a large kitchen, a living with fireplace, two spacious bedrooms and two bathroom. This apartment enjoys a lovely sitting area at the terrace in front of the building. It is also connected to the main home through an internal door.
A further tour of the building reveals an apartment with two private entrance doors, one to the front and one on the side facing the pool area. It consists of a living, kitchen, bedroom and bathroom as well as a room currently used for storage purposes which could be a lovely bedroom with access to the garden.
The second floor attic space harbours two more large bedrooms with sinks, a shared bathroom with shower, as well as plenty of storage space.
Next to the house a cosy cottage harbours a bedroom, sitting area, a bathroom an a small kitchen. It has a private terrace with of course a wonderful view of the garden, pool and olive grove.
The house is immersed in nature. This property covers a total of 12 hectares of mainly woodland. The very well maintained producing olive grove features 260 mature trees. Located below the pool and on a slightly sloping plot it is a delight to look at. The garden around the house is shaped around well thought out landscaping and meticulously maintained.
The nearest little village is located at walking distance. Only 2,3 km but completely out of sight lies Preggio which offers a bar, little shop, post office and restaurant. Preggio and its surroundings are part of the well known Nicone valley. A beautiful part of Umbria not fare from Cortona, Lago Trasimeno, and Perugia. The nearest golf course is the Trent Jones course in Umbertide, 27 km away.
