Description

This ancient fortified building, to the left of the bell tower, is no doubt the character piece and protagonist of the village! Izzalini is the castle, and the castle indeed is where Izzalini began about 500 years ago.  It was once built as an army outpost and over the centuries a small village developed around it. Nowadays Izzalini is one of the many picturesque and unspoilt hamlets for which Umbria is famous. All buildings were constructed with grey local stone and wandering though the tiny alleys behind the fortress is a journey back in time.

The building spreads out over 5 floors and features plenty of spaces, twists and turns. The ground and first floor were renovated and used by a nearby hospitality business. The other floors need work, though structurally the building is in good condition. With it’s quirky character it can serve many different purposes. A bistro, bar, art gallery, B&B; private home, it can also be all of that at the same time! Let’s check out the key features:

  • Ample spaces
  • plenty of natural light
  • loads of character
  • quite straight forward floor plan
  • great location and position
  • there are optionals such as land, buildable land, and developments

The building

The ground floor consists of an full height entrance hall with beautiful arched staircase, several reception rooms, a former kitchen and bathrooms. The first floor has been divided in several rooms that have been used for spa purposes but can easily be remodelled. the second floor harbours three large rooms, one of which would need a new roof. The fourth floor offers an additional two rooms.  All renovated roofs have been built with traditional materials like wooden beams and bricks. In all third and 4th floor spaces a complete overhaul of all systems, windows, finishes and fixtures is required.

The work

As we’re part of the Renovating in Umbria group we can provide advice and estimates upon request. This way you can be sure that your investment is feasible and safe. Whether or not we will be available to do the actual work depends on our programs and schedules.

The optionals

Four holiday rental apartments of the same owner are situated behind the castle and are available for sale as well. The same counts for a gorgeous well maintained olive grove with breathtaking views towards the Tiber valley and the west which lies directly behind the village. Adding this land to the deal would create plenty of additional exciting opportunities for a hospitality business as well as private owners.

Across the quiet main road lies buildable land which can be purchases as well, and there is an existing rental business with nine more apartments ready to be taken over.
