Upon entering the gate there is space, nature, style and a profound sense of  tranquility. Both for the guests and the owners! The remarkable renovated tobacco drying tower, gorgeous pool and lush garden sum up the outdoors. The buildings

The tobacco tower has been fully renovated by Renovating in Umbria in 2017. From a ruin it was skilfully turned into a fully equipped space with bathroom, kitchen, breakfast area and loft. It serves perfectly as pool house, the perfect onsite bar for aperitifs and events for the guests. The terrace offers a lovely view of the surrounding countryside and connects both to the garden as well as the pool.

The house

Though it may not instantly appear as such this is a pretty impressive and ancient building! The ground floor harbours 3 very spacious independent guest apartments all equipped with their own kitchen. The ceilings are high, rooms are bright, and all have their own private outdoor space. One of the apartments features a spectacular barrel vaulted ceiling. At the side of the house is a shared terrace for a casual  BBQ. Also on the ground floor is an ample storage, laundry and linens room as well as a separate full bathroom with shower.

The private quarters on the first floor can be reached by the external staircase in the front or the one on the side of the house. The front one leads up to a great covered porch that frames the breathtaking views. Absolutely great for any time of the day for a quiet moment or to entertain. The front door opens to a hallway giving access to the lovely dine-in kitchen, the cosy living with fireplace and the staircase to the downstairs. Behind the living there is another central space giving access to a large bathroom, a bedroom and the tower room.

The land

A impressive line of cypress trees starts at the main gate and flanks the driveway past the tower and main house all the way to the secondary guest entrance at the back of the property. To the right of the gate is an well maintained and convenient olive grove. The garden starts at the tower and surrounds the pool area before turning into a lush green paradise in front and to the right side of the house. Various private sitting areas are available to the guests. Further to the back the greenery gives way to a small piece of woodland with yet again a different character, making it a very interesting property to wander and explore. A swing adds a playful touch to the mature forest. The land is completely fenced.


The setting of this property is the typical gorgeous Umbrian scenery. Rolling hills, woods, stunning views and open skies. With Umbertide. Città di Castello (10km) is the nearest city with all amenities and a beautiful historic center. Umbertide lies 19 km to the south and is well known for its bustling Saturday farmers market. Near Umbertide lies the Antognolla golf course. The closest international airport is 50 km away, right outside of the lively and historic university city Perugia. Cortona in Tuscany lies at a mare 40 km distance whereas Lago Trasimeno is within easy reach at 50 km distance. It offers plenty of possibilities for sailing, kite surfing and biking while the whole of Umbria is obviously known for fantastic nature and hiking activities.
