The house is located in a part of what once was an old farmhouse. It was built with bricks and modified over time leaving traces of its history frozen forever in its warm red walls. When taking a close look many nice details can be found. The elaborate decorational ridge below the gutters showed the wealth of the family and the external staircase made of solid stone is really extraordinary.
The house is free on three sides, with only one side attached to the neighbouring unit. The main entrance would be the door centered between the kitchen and living which is easily reached from the roadside and parking. Another door, probably once the access to the ground floor stables, is situated on the right side of the home. The third one is at the top of the external staircase, this was most likely the main entrance to the former top floor living quarters.
Obviously the house has over time been completely remodelled. The ground floor now consists of an open kitchen and living, separated by a brick arch. A comfortable bedroom with access to the garden and full bathroom complete this level. The first floor features a sitting room with fireplace, an ample hallway with build-in closets and a second bedroom with ensuite bathroom. The floors all tiled whereas the ceilings still showcase the original beams and bricks.
The outbuilding still is original and consist of two large stables with both a covered outdoor space. It’s easy to image how these areas could work wonders as workshop, art studio or after a renovation even as guest quarters. The property includes a nice plot. To the left of the house the garden with pergola is intimate and pleasant. Definitely the perfect spot for outside wining and dining also because the mature trees offer plenty of shade. From there one can wander to the additional land with plenty of space and a stunning view of the surrounding countryside and even a hint of the lake. It offers opportunities for a pool and vegetable garden whereas fruit trees are already present. An overgrown piece of an old stable gives a lovely authentic touch.
The nearby village of Pozzuolo (1,5 km) offers some shops, a pharmacy, post office and bar. The nature reserve of Lake Montepulciano (on the Tuscan side) is a mere 5 km away, followed by Lake Chiusi (7 km) and of course Lake Trasimeno at Castiglione del Lago (8 km). Castiglione is a summer destination with many quirky shops and restaurants, access to the lake and a sailing club as well. The whole lake area receives many tourists during the summer season and beaches, campings and watersports centers can be found in many places. The villages of Passignano, San Feliciano and Monte del Lago are nice places to visit. Outside the lake area Cortona (23 km) awaits your visit, as does the bustling university town Perugia (56 km). Many more fascinating sites and cities are within easy reach!
