The property that we are going to discover is a small diamond set in the Umbrian hills not far from Piegaro. A little characteristic  village of Romanesque origins which is much loved by foreigners both for living and for spending their holidays. The building

The small farmhouse is easy to reach via the provincial road Pievaiola, which leads from Perugia to Città della Pieve, and a short track of secondary road.

A wide arch connects the living to the kitchen which is made in the traditional Umbrian style with masonry work and wood. From the ground floor we access the first floor which consists of a bedroom and a bathroom with shower. Also from the living room we take a staircase that leads us instead to the lower level, where there is the other bedroom and another bathroom with Jacuzzi. The bedroom has a french door from which you  have direct access to the outdoors.

The high classification is also the result of  a well insulated roof and double glazing on the windows that are also equipped with mosquito nets and wooden shutters. A satellite system reaches all the rooms of the farmhouse and Dolby Surround has already been set up during the renovation. The floors are in terracotta on the ground floor and on the first floor, while in the downstairs they are parquet. The ceilings one the ground floor and first floor are all made with wooden beams and terracotta tiles.  The farmhouse can be heated both with LPG and with two pellet stoves. The water supply is twofold, as it is connected to the municipal aqueduct and supplied by a spring.

The land

From the road a nice wooden gate gives access to the property which is completely fenced. A comfortable level gravel driveway leads up to the house. The garden covers about 500 square meters and wraps around the farmhouse. Two gazebos dress up the outside areas and two  wooden shed are used for storage spaces. There is enough space to build and enjoy a swimming pool in complete privacy.

The area

In the immediate vicinity of the villa ( 2km) we find Piegaro, a small and quaint village  which offers a post office, grocery stores and restaurants. Lake Trasimeno is only 18 km away while Lake Bolsena is 48 km. Ancient and splendid cities lie in the vicinity like Perugia 27 km, Orvieto 34 km and Assisi 48 km. The location is very close to the border with Tuscany, in fact Montepulciano is only 32 km away and Montalcino 53 km.
