The villa

After the gate and driveway the villa takes up a dominant position within the property with a beautiful view of the old town. The central part is the original part and consists of three floors. Over time various modifications and renovations have taken place enhancing the original essence of the property. The most important structural change was no doubt the construction of the side wings.  On the ground floor they harbour large halls whereas the first floor offers conservatories with beautiful wrought iron roofs.

At the end of the XIX Century, the Perugian architect Nazzareno Biscarini adapted the villa to the new cultural trends, adding Art Nouveau elements with shapes of the Classic and of the Reinassance period. This make-over turned the ancient austere building into a more elegant and harmonious villa. The barrel vault of the entrance now showcases a fresco with  all zodiac signs  sequentially illustrated on a starry sky background. Decorative pillars draw the attention to the added balcony and enrich the main façade as do the relieved terracottas made by the famous Perugian artistic workshop Biscarini-Angeletti.

Almost all the walls on the ground and the first floor are enriched by XX century frescos and decorations realised by Domenico Bruschi, a famous Italian painter born in Perugia. The trompe-l’oeil are perfectly fused with the relieved decorations or even directly painted on non-plane surfaces,  creating a magnificent three-dimensional effect. The fumoir has a characteristic oriental style on both walls and ceiling, which features symmetric wall decorations with different chromatic areas bordered in gold tone on a black background.

The top floor has recently been rearranged and now harbours two modern apartments. The general atmosphere of the villa is one of a fairytale past meeting the future. A captivating and intriguing historic building that is ready for a new era.

The orangery

In front of the villa and below the terrace lies an extensive orangery.  Symmetrical stairs, which are traditional for villa garden  lead down to this large and attractive area which is however in need of renovation work. Apart from an orangery it offers enough space for a spa area or in case of an hospitality business to be turned into for example a bistro.

The land

The property comprises 3 ha of land which is divided between a park of almost 8.000 sum and olive grove and woodland. The backdrop is a study stone wall of the monastery uphill where as the land slopes down to the old city center. The different levels and areas make the grounds both inviting and enchanting. It is very well possible to add a pool and a padel or tennis court.

The surroundings

Umbria’s capital Perugia is well connected with the main strain station at 3,5 km and nearest international airport located at a mere 13 km from the villa. The city offers many important and interesting sites, museums, galleries, the underground city and theatres as well as plenty of excellent restaurants and shops. Another big event is the also annual Eurochocolate international chocolate exhibition. The historic center starts just around the corner from the villa entrance, a walk to the main square takes about 15 minutes.
