Though the surface of the house is not all that large the lay-out makes it quite a convenient holiday home. Another perfect option could be to use this property as a small B&B. The ground floor offers a bedroom with en-suite bathroom, a living with kitchen and dining area as well as a covered porch. A separate guest room with en-suite bathroom can be reached via an external staircase. A second guest room with en-suite bathroom is located in an outbuilding next to the house. This annex also harbours a traditional wood oven as well as storage space for garden tools. A pergola between the house and annex is a charming place for outdoor meals and drinks.
Just off the tarmac road the entrance gate gives access to the driveway. The grounds are partially fenced and comprise an olive grove as well as a huge lawn with a lovely pool. The border is made of travertine and the pool area features a stone sun deck, outdoor shower and pergola. The open view of the Tiber valley below is simply stunning. Various ancient hamlets are visible on the other side.
The property lies in the triangle formed by Amelia, Todi (14 km) and Orvieto (24 km). The area is well known for its unspoiled and authentic appearance, stunning views and beautiful nature. The nearby village (2 km) square offers an Italian style bar and little restaurant. Every Wednesday most of the foreigners in the area meet for drinks and exchange stories while mixing with the locals. Two other villages (4 -6 km) provide supermarkets, a post office, bar, hairdresser and even a tiny spa.
