The annexes

There are two very comfortable guest cottages of 64 and 65 sq. m at just the right distance from the main house. One cottage features two bedrooms, one bathroom and a dine-in kitchen with fireplace. The other cottage harbours two bedrooms with each and en-suite bathroom and a living room with kitchen, dining area and fireplace.

The Spa

Another outbuilding harbours a brand new spa area of 63 sq. m. It features a jacuzzi, sauna, steam room, chromotherapy shower, relax area, bathroom and dressing room. For the courageous guests the Scottish shower awaits outside. The lare arched windows frame the view that can be enjoyed from the lounge beds. The outdoors features a large  terrace, the music installation covers both the inside as well as the outside.

The grounds

The plot of 1 ha. has two main gates located on either side of the plot. A third gate on the east side gives access to a path leading to the Tiber river. On the south side lies the olive grove which features approximately 40 producing olive trees. The buildings and large pool are centrally located. Around the pool ( 7 x 14m , 0.8 -1.6m deep) are various pergola’s and an additional terrace can be equipped with with an xxl pergola as well. The set-up of this area is absolutely fabulous for events like weddings and parties. An extensive irrigation system ensure a nice green lawn year round and the external illumination creates a fairytale atmosphere.

The vegetable garden lies on the north side of the land. On the north east corner is a separately fenced area with farm animals like chicken, geese and goats that enjoy a private little lake.Of course there is a playground for the little ones as well.

The surroundings

The area is just perfect for hiking, biking as well as horseback riding. Winding country roads, beautiful views and local country life is what this place is all about.  Being located in the center of Umbria there are plenty of sight seeing opportunities within easy reach. Todi dates back to the Etruscan era and is a splendid little town.  On the other side of the agriturismo lies Monte Castello di Vibio (7 km), a picturesque little borgo and listed as one of the “Borghi più belli d’Italia”. Orvieto which is know for its cathedral and lovely historic center is 39 km away.  The vineyards of Monte Falco and Bevagna, bustling student city Perugia and even tourist magnet Assisi are less than an hour away. Perugia offers the nearest international airport.
