This  delightful property can be used either as private residence or as a hospitality business, such as or example an agriturismo. Here the highlights of what it has to offer:

  • a quirky recently renovated castle house with many very interesting features

  • absolute  privacy and tranquility

  • a very inspirational and unexpected atmosphere

  • a quiet yet convenient and central location

  • potential for various (combined) activities like also a restaurant or spa

The building

The oldest parts of the relatively small castle have medieval origins and date most likely back to the year 1200. The current building is however the result of a daring and visionary renovation.  It is composed of a main body adorned with three towers located laterally. As they are of different heights and shapes the give the structure a very articulated appearance. The castle is partially surrounded by walls, terraces with battlements to be exploited throughout the year, arches and external stairs.  All these parts have been realised with different types of stones and bricks from all over the Umbrian territory. This use of materials and shapes have created a castle which seems inspired by the surreal Scarzuola complex, created by the brilliant architect Federico Zeri. The interiors features mostly stone, cotto floors and traditional ceilings made with beams or beams and bricks.

A shielded yet impressive wooden door opens into the entree. It features gothic arches to the right and a large room to the left. This space give access to a completely round lounge as well as a hallway. This passageway features a balcony to a deep open space, the antique solution to store food in a cold location. Currently the lower level offers a spa with a sauna and jacuzzi. From the balcony the hallway gives access to a bedroom with en-suite bathroom, a separate bathroom as well as the kitchen. The kitchen is also accessible from the garden and service entrance as well.

In addition to the five bedrooms and six bathrooms, the castle features an intertwining of corridors and (winding) stairs which recall Escher’s enigmatic paintings. .The result is a scenographic and unique complex of its own kind. Standing on the rooftop terrace of the tallest tower is definitely worth the climb!

The land

The property entrance is located at a mere 750 meters from the main road which in the past connected Todi and Orvieto. After the gate the gravel road gently winds down to the castle while the spectacular view opens up. Before reaching the castle there is a spacious and convenient parking area. A curious stone arch invites arriving guests to enter the very unusual world of this property. Quite a few olive trees surround the castle some of which some are centuries old. Good landscaping was used to shape a level and open area around the castle. This give the building the space is needs and works great for both living and entertaining.  There is no high maintenance garden.

The arable land is only slightly sloping and can be used for a variety of crops.  The 8 hectares of woods that are part of the farm are the ideal place for nature hikes. We have agronomists and farmers readily available for the buyer. A well provides water for the property.

Surroundings

The castle is  immersed in the uncontaminated natural context of rare beauty of the Tiber River Park and Corbara Lake. Views, vineyards, hills and medieval hamlets are ubiquitous.  The nearest shops are about 5 km away in the little villages Doglio and Casemasce. The famous Etruscan hilltop town Todi lies at 16 km distance and offer all amenities for daily life. Orvieto (20 km) is also both fascinating and beautiful and especially known for its wine and cathedral. For hot summer days Lago di Bolsena, behind Orvieto, is the perfect solution! Many more cities and sites are within easy reach and so is Tuscany as well. The nearest two airports are the San Francesco d’Assisi Airport in Perugia, 70 km away and  Fiumicino airport near Rome, 150 km away.
