The origins of the house date back the the 18th century. The house was built as a farmhouse and the ground floor harboured stables and storage whereas the living quarters were located on the first floor. Normally there would have been an external staircase but as the ground floor is set in a hillside the first floor has garden access at the back of the building which can be sued as a secondary entrance.
The current owners did very extensive renovation work as at the time of their purchase the building was a ruin. The work has been done with taste, skill and care for the local materials and traditions. Though the unusual original vaults in the kitchen did not survive they have been redone in an excellent manner making this ceiling a beautiful feature piece. The kitchen conveniently connects to a large covered porch from which it’s easy to enjoy the view and shade on hot summer days. Next to the kitchen is the living rooms and past an original archway lies the spacious entree to the house. Half a floor up and at the back of the ground floor rooms lies a large landing. This area gives access to a cantina/workshop, a large storage room with garden access and a bathroom.
The first floor offers a landing of the same footprint which leads to two bedrooms, one of which has an ensuite bathroom with shower. Off the also connected sitting room are again two bedrooms. The main bedroom is a suite with en-suite bathroom with shower. A separate bathroom and the old front door entree complete the level.
From the road there is an access passing over 30m of land belonging to the neighbouring portion of the building both in from and behind the house. In front of the house there is a gate and inside on the left a carport which can double as covered dining area. From there the land wraps around the house on two levels with a staircase behind the home connecting the two. The fenced garden has south exposure, features a lovely lawn, some mature trees, ample space for a pool and charming old stables that are used as garden sheds. The view is quite spectacular, vineyards, ancient hamlets and the distant Apennines as a dramatic backdrop. Outside of the fenced garden is another piece of land that belongs to the property and which consists of an olive groove.
Montefalco is a very famous wine area in Umbria which produces excellent products. The landscape is littered with vineyards as well as olives grooves that produce a high quality oil. The picturesque little town is a mere 2 km away and an excellent place for food and drinks any time of the day. Bevagna (7 km) is another very authentic treasure whereas Foligno (11 km) is the nearest bigger city with an attractive bustling center.
Along the foothills of the Apenines Assisi lies to the north, a city good for 2 million tourists each year, followed by much desired Spello, Trevi and Spoleto known for it annual music festival. To the east lie the well known Etruscan cities Todi and Orvieto, both well worth a visit Perugia (43 km) is the capital of Umbria and a lively student city. Umbria Jazz takes place in Perugia every summer and has become a phenomenal event.
