As most medieval buildings it features sets of large wooden doors that from the street level lead down into the cellars. These spaces were at one time probably connected and can be again. In the cellar below the front door a separate room was build for the old heating system. It also still harbours parts of the ancient wood oven. Much more exciting is without a doubt the staircase leading to what once was a secret passageway! Old local folks have told it may have given access to a tunnel under the city which connected the building to the palazzo on the main square! Right now it has brilliant potential as a special feature remodelled as for example wine cellar. This level is currently connected to the ground floor of the palazzo via an internal staircase.
On top of the cellars the building offers three more floors that are all connected by the same internal staircase. On each floor there are two large rooms and only the top floor features an additional third space. All of them have windows on two different sides providing plenty of natural light, one room offers a balcony. The first and second floor still feature ceilings with wooden beams and pianelle and the top floor a roof top view.
All together the property offers plenty potential. To create a single private home, or add 1 or 2 apartments, and one could of course also think of a B&B.
The building is structurally in good condition but needs a complete overhaul. Doors, windows, electric system, plumbing and heating system all need to be done. The roof needs insulation and finishes and fixtures lack or need to be replaced. Acquasparta is an ancient little town located between the famous hilltop city Todi and the oldest city of Umbria, Amelia. It is well connected yet slightly off the beaten tourist track and not yet invaded by foreigners. The name is derived from the Latin Acquas partas, indicating the overwhelming amount of springs and veins in the area. The picturesque historic center offers all amenities for daily life and more! Nice restaurants, bars, shops and even a pub specialised in live music and Belgium beer! The cultural life thrives and the annual Renaissance reenactment has become quite a famous event.
The train station is just a stone’s throw away and makes travelling easy, as does the direct access to the E45 highway
The countryside around Acquasparta is littered with beautiful medieval hamlets and there are plenty of interesting sites and cities nearby to explore. The archeological site Casulea is the nearest attraction, featuring the remains of the a Roman city. Spoleto is known for its annual music festival, the vineyards of Monte Falco and Spoleto are great destinations as is Orvieto with its underground city and cathedral. The nearest airports are at 56 km Perugia, the city which also offers the Jazz and chocolate festivals, and Rome at 146 km distance.
