The buildings
The villa was originally built in stone and bricks yet has a very elegant appearance. It needs a complete renovation but it is easy to understand it’s potential. The hillock where the mansion lies gives it a private but not hidden position and lovely views. The floors are all original and each room showcases ceilings made of wooden beams and terracotta tiles. On the ground floor of the villa there are large cellars with arched vaults as well as traditional ceilings. Inside the cellar there are still ancient concrete barrels, a material used since the times of the ancient Romans to ferment and store wine and today it is back in fashion among winemakers.
The first floor harbours the old kitchen area with an ancient and large fireplace and a room with frescoes. From this floor you can access, through a passage that opens at floor level, down to the ground floor of the villa. The second floor consists of large attic rooms and an opening that leads to the tower from which one can enjoy the view of the surrounding park. Among other curious details there are still holes visible in the walls that were used to accommodate birds.

The land surrounding the villa is made up of both cultivated arable land and woods and covers approximately 3 ha. Most of the land is level, especially around the buildings which is convenient for future use. The exact borders will have to be determined together with the seller. The Upper Tiber valley is surrounded by extensive wooded hills alternating with gently rolling fields. The main city of this area is Città di Castello (15km), an interesting ancient town compared to the other typical Umbrian ones as it also preserves many buildings from the Renaissance period, as well as those of medieval and Etruscan origin. Umbertide (7km) is another nearby town with a quaint character and known for its Saturday farmers market and Trent Jones golf course.
