We are delighted to present this ancient monastery located on the banks of the Tiber river in the northern part of Umbria. It is situated within a 590 ha. private aristocratic estate near Perugia. The building

Though the nearby castle Rustichelli dates back to the year 1154 a tile on the facade of the monastery leads to believe it was built around the year 1853. Though built for religious purposes the ground floors were designed as and constructed for agricultural use, to harbour animals and crops and the original bread oven can still be found in the ground floor loggia. The various spaces feature beautiful cross and barrel vaulted ceilings. In order to be prepared against attacks some walls have embrasures allowing archmen to fire their arrows with free movement. Sublime is no doubt the well which is located inside the building, a truly very rare and remarkable feature.

A centrally located staircase leads up to the living quarters. These upstairs spaces are quite large and luminous and open up to the loggia from where one can enjoy lovely views. One of the main rooms showcases a fireplace and the old sink. Thought the building needs a full overhaul the roof has already been renewed. A project transforming the monastery into a private residence was developed and is available upon request. 

To the right of the main building are the former stables. They have collapsed but can be recuperated as outbuilding. Furthermore the property can be extended with an additional surface of 54 sqm.

The land

As the monastery and its plot of land will be separated from the estate its exact quantity and shape are still to be determined. This proposal includes 2.000 square meters of land, on the images visible as the clearing around the building. The plot starts of high behind the building and gently slopes down towards the gravel road which is located at a good distance below the monastery.  It provides ample space for a lovely garden and pool which for sure will add to its already stunning appearance. Please note that due to the nearby Tiber river the access to the property is via the road leading either up to Ponte Pattoli or Parlesca.

Surroundings

The area of Ponte Pattoli, as the whole are around capital Perugia has known quite a turbulent past. In Medieval times the Guelfi and Ghibellini, political opponents, caused frequent warfare. The hamlet was destroyed and rebuilt various times during the early Dark Ages, a fact that would however go unnoticed to current bypassers.

Lush nature fed by the Tiber is mixed in with the outskirts of the bustling university town making it an excellent starting point for either the outdoors or city life. The international airport is a mere 20 km away. Famous Assisi is within easy reach as is the renowned Trent Jones – Antognolla golf course. Many other interesting cities as sites like the vineyards of bevagna and Montefalco, Lago Trasimeno and even Tuscany are only a stone’s throw away.
