The house

The building is situated at the center level of the property, backed by olive groves and woods. As any old house there are various levels as parts have been added on over time. The ground floor comprises a central hallway which gives access to three separate spaces. The cosy living with old stone fireplace and doors opening up to the east facing terrace, Just off the living is a short hallway with a bathroom with shower. The kitchen features a fireplace for roasting and opens up to a west facing covered porch. The last space is a good size room which can be a study, bedroom or other.

The first floor offers 2 double bedrooms as well as a twin bedroom, a sitting room with yet another fireplace and bathroom with shower. An exterior staircase gives access to the sitting room as well. All floors and ceilings have been made with recuperated old bricks, the bathroom sinks are original marble pieces and throughout the house the atmosphere is one of ancient times mixed with modern solutions. On the outside the original wood over in the wall of the house has been carefully preserved.

Annex

Below the house and alongside the driveway is an outbuilding which currently is used as laundry and storage room. It has plenty of potential to become for example an art studio, gym or yoga room.

The land

Included in the sale are approximately 5 ha of land mostly divided between olive groves with about 1.000 producing trees and woodland. The land is at times sloping and terraced, yet around the house mostly conveniently level. Below the house on its Northside lies a 15 x6 pool with sundeck, bathroom, shower and pump room. The land is not fenced. A well is present on the property and provides water for both pool and irrigation, when desired it could also supply water to the house.

The surroundings

The house enjoys a location in the quiet hills with a 250 view from Perugia to the vineyards in the direction of Bevagna. The charming little town of Bettona is a mere 3 km away and offers a couple of shops, bars and restaurants. From the property it is very easy to reach the many interesting and beautiful cities that surround it. University city and capital of Umbria Perugia is a mere 21 km away whereas Assisi which is the biggest tourist attraction lies at only 16 km distance.  To the east the line-up of towns like Spello, Trevi, Foligno,  Spoleto, Bevagna and Montefalco offers easy and delightful destinations.
