The main house

This is a original farmhouse (296 + 100 sqm) which over time has been extended and modified. It is not in a great structural state and does not have any important or peculiar features or special charm. Our Renovating in Umbria group recommends demolishing and rebuilding the house. Materials like stone and old bricks can be recuperated and recycled.

The outbuildings

The little stone house can be renovated and definitely be turned into a charming little cottage for guests or other purposes.

The former drawing tower is built in brick and stone and has a very contemporary vibe to it. It would be really nice to work with the existing building and transform it into a guesthouse, pool house, art or yoga studio. The large openings are made for tall windows and this will no doubt become an eye catcher.

There is little reason to try and up-cycle the stables that are made of concrete blocks. The best solution here is to demolish and if desired rebuild the available surface in a more attractive and useful way.

The total surface of the outbuildings is 157 sum.

The land

The property is offered with a total of 1 ha of land. As it is currently part of a larger property the exact boundaries will have to be established with the seller who will then split the land. The access road passes in the middle of the houses and leads up the hill to an agriturismo but can be deviated to create full privacy. Especially nice are the various levels of the land and natural terraces that form the perfect starting point for beautiful landscaping. A pool is allowed and there is a choice of locations where it would fit in perfectly.

The area

Fratta Todina is a relatively small municipality with a charming old hamlet with some shops.   Marsciano is the nearest town with an historic center, weekly market and many also larger stores and supermarkets. The nearby E45 ensures easy connections and many interesting sites and cities are within easy reach. The bustling student city Perugia lies at xx km distance, famous Assisi … km to the north east. Lago Trasimeno and Tuscany are not that far away either.   To the south lie the quaint borgo of Monte Castello di Vibio, and the little hilltop town Todi which dates back to Etruscan times. The vineyards of Montefalco and Bevagna are an easy ride away as well.
