According to historical memory Il Palazzetto was first build around the year 1200 as a military outpost. From a watchtower, through successive extensions, the property has become the manor house of the Alippi family. It also contains a small private chapel inside and the arardic coat of arms of the family is still present above the main entrance door. In the recent last century, the house became the home of the sharecroppers of the Facchinetti family. They owned a vast amount of land in the surrounding area. In fact, on the upper floors you can see the granaries and on the ground floor, the stables used as shelter for the working animals.
As the ownership of the building over time was divided over various the building itself was as well. The main part has to be renovated completely whereas one side has been renovated according to the needs of the current inhabitants. The main characteristic is the authenticity of the building and overall decent structural situation. The old part still features stables and storage rooms on the ground floor while the impressive central staircase gives access to an additional two floors. All still showcase original cotto floors, ceilings with beams and bricks and were left as they were when abandoned a long time ago. The remodeled part however has been made into a family home spreading out over 2,5 floors with various rooms, bedrooms and bathrooms in a modern rustic style. If desired the building can be divided both vertically as well as horizontally, all depending on the project of the new owner.
Behind the mansion various outbuildings await a renovation or reconstruction. A barn and drying tower and an old well all need to be overhauled.

The palazzo and annexes are situated on a little promontory with the land below sloping to fields down in the valley and are backed by woodland higher up. The main access road is lovely and arrives through the wood at the conveniently spacious parking area. A service entrance come in directly from a road below the property. There is plenty of spaces for delightful gardens, a pool with a view and spread out terraces and private hideaways.
The nearest facilities are in the local nearby village, a only a few km distance. Città di Castello and Umbertide are the closest cities with all amenities for daily life. The property is located in Umbria but close to the border with Tuscany. Many attractives sites and cities are within easy reach. The Atognolla golf course, bustling student city Perugia, world famous Assisi, Gubbio but also Lago Trasimeno, Cortona and even the splendid city of Arrezzo are only a short drive away.
