The house

On average farmhouses to renovated are quite large, this lovely home is however of more reasonable dimensions. The natural stone has a very pleasant warm brown color. The angles of the building feature traditional corner stones and also the lintels are made of stone. The unusual but very nice arch below the exterior staircase covers the front door which is set in beautiful stone frame. Below the arch is also the original oven of the house. There is plenty of character to be found in just about any detail even the stone steps of the stairs and the roof construction of the loggia are beautiful!

The land

The house is situated at the higher end of the plot and at a good distance from the road to ensure privacy. From there the land slopes down into the valley where a field awaits the input of a new owner. There is plenty of space for a garden, pool and extensive vegetable garden and so on. At about 50 meters distance lies the natural little lake which is fed by surface water coming down from the hills.

The surroundings

The Niccone Valley is an oasis of peace and tranquility which in the summer time attracts plenty of tourists. Agriturismi and holiday rentals are ubiquitous. The quaint town of Umbertide, known for it’s Saturday farmers market lies at 18 km distance. Passignano sul Trasimeno at the border of the lake is a mere 18 km away. The village offers boat tours, a harbour for watersports and of course water front terraces. Beaches can be found at 15 km at nearby Tuoro. Ancient yet bustling student city Perugia (37 km) offers the nearest international airport (45 km). In Tuscany awaits the delightful cities Cortona (23 km) and Arezzo (51km).
