Very authentic farmhouse with great potential

It’s not everyday that walking into a house feels like travelling in time. With this property it’s just like that! Though no one is using the stone house as a home anymore the feeling and atmosphere are still the same. Chicken and geese still roam around the property and one of the rooms is ready to make a nice couple of prosciutti. For a future owner this very special property has plenty to offer:

The house

As a farmhouse the ground floor was designated to the use as stables, workspace and storage. There are many spaces, some large, some small, all original and most with ceilings of beams and original floors. The original wood oven is still present on the backside of the house.

The first floor can be reached by the traditional external staircase and used to be the living quarters. All of these rooms are quite large. The central room features a large sit-in fireplace and gives access to all other rooms. A storage/boiler room, two large potential bedrooms, and a extra-large former dining area which opens up to a substantial balcony with a lovely view. In this part all is still original as well, floors, ceilings as well as walls and even the odd piece of furniture.

More stables and hay storage are located at a short distance away from the house. Up the hill at the side of a nice open area there is an annex. It was built in stone as well and offers superb potential a either a stylish guesthouse or poolhouse.

Land

The land spreads out over various levels which makes it all the more interesting. The main building is  situated in the intermediate level where the access road arrives. There is ample space for outdoor areas and a pool. An alternative idea would be to create the pool area one level up. Between the annex and the view is an area which could work perfectly as a pool and entertainment area away from the house. The level below the house is sizable and a wonderful location for an orchard, olive grove and additional garden. A well is present at this level.

Surroundings

The property is located in the countryside near Ramazzano – Le Pulci, one of the ‘frazioni’ of Perugia. The center of this ancient and famous student city is a mere 6 km away. Perugia offers all one can ask for both as resident and tourist but many more interesting places can be found nearby. Assisi, Umbertide, Lago Trasimeno, the vineyards of Monte Falco and Bevagna, Spello and Trevi are all within easy reach. The airport of Perugia is only a stone’s throw away as well, 5 km.
