Visiting this property  is like visiting the  world of old grandeur. Though it is an old villa it has served as a farmhouse as well and the inside could well be that of a museum.  It is definitely worthwhile a for anyone looking for a property in a very central location in a village just north east of Perugia. The villa

This fascinating property is located along the old main road which was used way back before the E45 channeled modern traffic in both the north and south direction. The main building dates back to the 1920’s and features a rectangular shape of 20 x 12m and spreads out over four floors.  As was the habit at the time the villa is slightly hidden behind a line-up of mature your round green holm oak trees. Behind the greenery the facade pops up with an elegant front door giving access to a central hallway. The ground floor offers the traditional living quarters, the kitchen and dining room, the  living, studio and two additional rooms that were used for craftwork. From the kitchen there is a connection to the cellars which feature beautiful brick arches and columns. The first floor floor plan consists of central hallways that give access to the bedrooms. On the left of the staircase there are  two large bedrooms and a shared bathroom. To the right there is one more very spacious room and two smaller ones as wells a string room.

The second floor consists of a modest bedroom, an ample wardrobe, a studio and a bathroom as well as two more rooms used for craftwork on the left side. To the right are two enormous attic spaces that were used to store agricultural produce.

Structurally the building is in good shape, but it goes without saying that it needs a full scale modernisation whereas some parts require renovation work. It would well be worth saving for example the old wooden floors and ceilings, the original staircase and other features in order to maintain the atmosphere.

The annex

This utterly charming stone building needs a full renovation. It featured horse stables and a wood oven on the ground floor and the external staircase leads to the former caretaker’s space on the first floor. The decorations show it wasn’t just any outbuilding but one of an important property. The potential to become a delightful home is right waiting there to be taken advantage of!

The surroundings

The little village offers amenities like a supermarket,  bar, hairdresser as well as some small shops. The backdrop to the east side are hills with vineyards and woodland. Winding roads offer panoramic views all the way to the gorgeous city of Gubbio (30 km). On the west side lies the plain that leads to nearby Perugia (10 km). An ancient city with Estrucan roots, nowadays a bustling student town. Perugia is the capital of Umbria with a great historic center and interesting sites to visit. Umbertide  known for its farmers market lies at 17  distance, the famous Antognolla Trent Jones golf course is a mere  18 km away. Assisi is still nearby (32 km)  and attracts around 2 million visitors throughout the year.
